The short version
I'm Cameron Race. I started my career inside commercial banks — writing credit memos, sitting in loan committee meetings, watching how the sausage actually gets made. After enough years of watching qualified borrowers get bad deals or no deals at all, I founded Keystone Capital Advisory. The whole model is simple: bring the banker's inside view to your side of the table.
Today I structure commercial financing nationwide for business owners buying or expanding companies, commercial real estate investors of every stripe, and referral partners (CPAs, attorneys, business brokers, real estate agents) who need a trusted place to send financing scenarios.
What I actually did as a commercial banker
Titles don't tell you much — what matters is what a person actually did day to day. Here's mine:
- Wrote credit memos. The formal analysis that goes to the credit committee. Cash flow, collateral, character, capacity, conditions. If you've ever wondered what the bank sees when they look at your file, I've written thousands of those pages.
- Sat in loan committee. Where deals actually live or die. Once you've watched a deal get killed for a reason that has nothing to do with the borrower — portfolio concentration, a regulatory letter last quarter, one committee member's bad experience with a similar deal five years ago — you stop taking bank declines personally and start reading them for what they actually mean.
- Structured deals under actual policy. Every bank has its own credit policy. Every bank has products it's aggressive on and products it's hobbyist at. That's not opinion — that's knowable, if you've been inside enough of them.
- Watched borrowers get bad deals. Not because the bank was malicious. Because the borrower walked in without leverage, without comparison, and without anyone in the room who knew what was actually negotiable.
Skin in the game — I invest in CRE myself
I own commercial real estate. Which means when I'm evaluating a deal for you, I'm thinking about it the way I'd think about it if it were my own capital on the line — because that's the same way I think about my own deals.
That perspective changes what I look at. It's not just “can this get approved?” It's “is this a good loan for you to have?” Those are different questions, and the second one is the one that actually matters.
Why I built Keystone this way
Most commercial loan brokerages are volume plays. Submit the file to a dozen lenders, wait, hope. I don't work that way for two reasons.
First, submitting the same file to the wrong lenders wastes everyone's time and burns your credit standing with lenders who might have been right for the next deal. Second, most brokers can't tell you why a lender said no — they weren't inside the room when it happened. I was.
So Keystone works like this: I evaluate the deal before it goes anywhere. I ask the questions the lender will ask. I route it to the shop that closes files like yours all day. If your deal isn't financeable in its current shape, I tell you that in the first 15 minutes and either walk you through what would need to change or refer you back to your local bank if that's honestly the right move.
What I do (and don't do)
I do: Commercial financing across the country — SBA 7(a) and 504, owner-occupied and investment CRE, DSCR rental loans, fix-and-flip, commercial bridge, business acquisition, working capital for operating companies. I don't do: Residential mortgages for your primary home. Consumer loans. Anything that's not commercial in nature. If your scenario doesn't fit, I'll tell you upfront and point you somewhere useful.
